The biggest levers are design-centre credits, capped development charges, and finished basements. A $20,000 décor credit sounds generous, but if the same builder marks up upgrades by 40%, you're not actually ahead.
Before you sign, get the incentive in writing and compare apples to apples: base price, lot premium, included finishes, and closing adjustments. That's the only way to know which deal is genuinely better.
